Buying a home is exciting but can be stressful. Whether you are a first time home buyer, a property investor or a seasoned home buyer, REALTORS® explain each step of the process and help transform a potentially stressful and complex transaction into an exciting and rewarding experience. Here is a general overview of what to expect when buying a home.

Know your budget

Buying a home is a very large investment. The first step is to meet with a mortgage broker to begin the process of getting pre-approved for a mortgage and to determine what you can afford.  A pre-approved buyer means sellers have one less thing to worry about. Even though many offers are conditional on financing, the seller of your dream home will have more confidence in you as a buyer when they know you are pre-approved.

Shopping for your home

When looking for a home, make a list of the must-have features and list them according to importance.  We will then facilitate a personalized new listing notification system. This will ensure you receive new listings within you criteria that are hot on the market and automated price changes and status updates about properties that are relevant to you. No more searching for days on the MLS system trying to find the perfect home for you.

Prepare & negotiate an offer

Once you have found the right home, it is time to prepare an offer that the seller will either accept, counter or reject. We will guide you through the steps (price, terms and conditions, dates, etc.). These are legal and binding contracts you are signing, so please ensure you understand all of the terms and conditions included.  Every subject is negotiable and must be agreed upon by both parties before an accepted offer is signed. 

Subject removal & rescission period

Once an offer has been accepted, it is time to satisfy any conditions or contingencies within the time frame designated. Some of these will be a home inspection, appraisal, etc. It is time for the sellers and buyers to perform their due diligence.  The rescission period gives buyers the right to withdraw from a purchase agreement within a 3-day mandatory rescission period of time (resale) , after an offer is accepted.

Closing & possession

For closing, you will meet with your lawyer to execute the contract including  your mortgage loan, down payment, transfer documents, title searches, legal fees, closing costs and purchase price. The property title and ownership will be transferred from the seller to the buyer. On possession day, we will hand over the keys for your new home. Congratulations!
